As we near the end of January, the Seattle real estate market is heating up much earlier than usual. While activity typically ramps up in February and March, this year already sees multiple offers—even on higher-priced homes.


Early Buyer Activity & Low Inventory

Some properties over $1 million are receiving multiple offers, including a $1.35 million home and a $2.9 million home that recently saw competitive bidding. This is a strong sign that buyers are entering the market earlier than expected, likely in anticipation of potential interest rate drops.


However, inventory remains tight. Historically, we see more homes hitting the market in February, March, and April, but demand is outpacing supply right now.


What Does This Mean for Buyers and Sellers?

  • Sellers: If you’ve considered listing your home, now might be the perfect time to take advantage of low inventory and strong buyer demand.


  • Buyers: With competition increasing, jumping into the market sooner rather than later could help you avoid bidding wars and rising prices as more buyers enter in the spring.
