FIRST TIME BUYERS

For many first time home buyers, the whole process seems overwhelming because of the complex paperwork and number of people involved. However, it doesn't have to be this way...IF you follow the outline below, or what I call simply, "putting all your ducks in a row."

1) Find a real estate agent who is licensed as a buyer broker in the state of Washington to represent YOUR interests in finding your home. Yes, until you have a Realtor to show you homes, you can't buy one. Don't make the mistake of finding a home all by yourself and call the seller's agent who may have little or no experience and will NOT negotiate on your behalf as far as price, terms, repairs, etc. Interview a few Realtors to find which one, and only one, you will make a commitment to!

2) Contact a lender who can pre-qualify you for a loan. There's nothing worse than to find a home, negotiate a contract...only to find out a bank won't give you the money to buy it! I agree, it's not the "fun part", but when you find "your" home, wouldn't you like to know for sure you can buy it?

3) Now, after your loan officer has the necessary info to give you your loan, give your Realtor your wants and needs for your home. Only look at homes that you can afford and now KNOW you will qualify to buy.

4) You have found a home. So here's where your Realtor steps in and shows you WHY you need him/her on your side.

If you're still not convinced, for some reason, ask yourself these questions...

Who will I go to for my loan and how do I decide which loan program?
Who should I have inspect my home for any hidden defects?
Should I order an alta policy or an extended policy?
Who should I call for my title insurance?
Should I go FHA or Conventional for my loan?
How do I obtain a free homeowners warranty on my new home?

The list can go on and on...but the point is simple...If you can't answer all the above questions, no problem? THAT'S MY JOB! I work FOR YOU while you are at work, home, vacation, etc. so you don't have to guess or make costly mistakes.
