Hire One For Your Side....
As a home buyer, you may have the impression you are captain of the ship in a sea of opportunity, but careful; could it be you are more like a sitting duck?
Do you know most agents who show you homes do not represent your best interests? They are working for the seller and are obligated to sell the house at the highest price and the best terms obtainable for that seller. Where does that leave you the buyer? To those agents you are a CUSTOMER and not a CLIENT. But educated consumers now demand representation. They require an experienced buyer's agent to represent their best interests. Here is what to expect...
- Consultation: An initial no obligation meeting of about one hour in length to decide if you and your buyer broker will "team up" on your home buying efforts.
- Lowest Price - Best Terms: The buyer's agent has a legal obligation to negotiate for the lowest price and the best terms.
- Confidentiality: Absolute; you can share information freely as to financial, personal, and purchase offer planning without the fear of it's being passed along to the seller or the other agent.
- Investigation: A buyer advocate must "dig" for information about the property and the seller's motivation and needs in order to equip you with knowledge and negotiating leverage.
- Strategy: Each step of your selection of a home plus the structuring of your offer on a selected property will be carefully planned and executed to bring the best results.
- Client Status: entitles you to confidentiality, loyalty, obedience, full disclosure, use of skill, care, and diligence.
- Advocacy: On price, terms, conditions, financing, escrow, and closing costs. The money should work in your favor!
- Inventory: Access to all properties: unlisted homes, for sale by owner homes, and homes listed through the listing association.
Buyer brokerage fees can be paid by the seller, the buyer or a combination of both. If you work with me you will pay NOTHING! Don't be unrepresented!
